Building SDA? Who's leading the way?

Which state, or territory, has the highest % of NDIS SDA "New Builds"?

Specialist Disability Accommodation (SDA) is a crucial component of the National Disability Insurance Scheme ( NDIS). From an economic perspective, the SDA-funding is designed to stimulate the market to supply specialist housing designed for people with significant functional impairment and/or complex needs.


The number of enrolled SDA dwellings now totals 3,489. “New builds” represent, on average, 15% of this total, but the number of new builds varies significantly across the country.


At a state and territory level, the NT has the highest representation of new builds in enrolled SDA stock. Perhaps reflecting an undersupply of homes before the NDIS, or possibly, that providers have been slow to enrol existing stock.


For providers and investors, the numbers indicate that there are still many opportunities to invest in SDA, particular in South Australia, which is surprisingly ranking last with only 3% of SDA homes classified as “new builds”.
